How is my monthly mortgage payment calculated?
We use the standard amortizing loan formula on the loan amount (home price minus down payment), your annual interest rate and the term in months, so principal and interest are spread evenly across every payment.
Does this include property tax and insurance?
No. This calculator shows principal and interest only. Property tax, homeowners insurance and any HOA fees are billed separately and vary by location, so add them on top of the figure shown.
